SouthPark housing separates into four tiers. Estate single-family stock in Foxcroft, Morrocroft Estates, and Quail Hollow occupies the top; these are large lots with mature canopy, and turnover is low enough that patience is a requirement rather than a virtue.

Established mid-century and traditional single-family homes in Barclay Downs, Beverly Woods, Sharon Woods, and Montibello form the district's working core. Much of this stock has been renovated at least once, and quality varies enormously — diligence matters more here than anywhere else in SouthPark.

Condominium and attached product at Phillips Place, Morrison Place, and a handful of smaller buildings serves downsizing households, second-home buyers, and executives who want lock-and-leave convenience with walkable dining.
